And we provide the absolute best service by visiting at your home or office on your schedule—no more trips to see the loan officer during banking hours. And once we get your documents your effort is done until we meet you at the closing for your new loan. We are there to make certain that everything you were promised happens.

Almost all of our work is through referrals from happy clients. We have had 175 applicants and have gotten prime loans for all but 2. Only twice did we have to obtain a sub-prime loan. This success rate is based on our determination to correct and improve each client’s credit score and, if necessary, to restructure debt obligations to obtain favorable debt ratios. We have culled our lenders and pared the group to those that offer the most attractive rates for various programs. We don’t waste our time or yours searching through every single lender. We know who has the best program and we also periodically compare all lenders to insure that we are relying on the best.

Typically we will visit over the phone for about 20 minutes to get a good understanding of your needs. In that call we obtain some very basic information and provide you with the list of all the documents you would provide us (of course we also have stated income and other low-doc loans). We will then put together your application, determine several financing options for you and then meet for about 40 minutes to review and decide on your preference, and to gather your documents. In 95% of the cases your work is done except for letting in the appraiser (on refinances), and showing up at the title company for closing. Quite painless!

And our fees are reasonable—generally one point on the size of the loan(s)—the same that you would pay with any bank, credit union or retail lender. We have no application fee, and you incur no fees until the loan is closed. We pay for credit reports, appraisals, processing, and for surveys-if needed-and recover our costs at closing. If we don’t close you pay nothing. How can we do this? Very Simple—we have never been fired.
